  • Hold an Open House if desired
  • Advertise in local Homes magazine
  • Keep you informed with feedback from other agents, current market activity & my efforts to sell your home
  • Explain disclosures & why they are important
  • Review & explain offers on your property
  • Assist in acquiring necessary reports & inspections
  • Negotiate the best possible terms & conditions for you
  • Coordinate the escrow process to assure all timelines of contract are being followed and all disclosures are signed and returned

Closing Costs to Expect:

  • Broker's commission is a full-service fee and will cost anywhere between 5% to 7%.
  • Title insurance fees depend on the sales price of the home.
  • Country transfer tax, state transfer tax, and state capital gains tax are some of the charges that you'll pay for the privilege of selling your home. Credit to the buyer of unpaid real estate taxes for the prior or current year are variable and depend on when you close and when your taxes are due.
  • Home inspections fees are in some circumstances paid for by the seller and include pest, radon and other inspections.
  • Miscellaneous fees can accrue from correcting problems noticed during the home inspection.
